8/18/2010 : Update

We had another great turnout at the 8/09 meeting. Many first time residents were present. Here is a quick update on actions requested by you during the last 2 meetings.

 

7/18/2010: Update

The Board would like to thank everyone that came to the last HOA meeting, we had 60 plus people. Communication is the key between home owners, the board and CAM.  Without it nothing would get accomplished.  Everyone brought great ideas and questions to the meeting.   If you are interested in volunteering for a committee, please email the board. We all have a vested interest in the neighborhood and it shows. With a combination of affordable housing, great schools and a nice recreational park we all have been attracted to this area and would like to maintain or increase the value of all and together we can. Your voices have been heard. The following is a list of improvements we have made since May:

v  Since bringing the monthly meeting  back to the pool, homeowner attendance has increased from approximately 20 to 60 plus within 2 meetings. We hope this increases every time.

v  Questions presented at the past 2 meetings from the home owners:

Ø  What happened to the Newsletter?

ü  The news letter was a budget cut.  A more cost effective way to produce and deliver the news letter is being explored.

Ø  Security?

ü  We have hired and implemented uniformed officers to patrol exclusive to our neighborhood.

Ø  Pool hours and Tags?

ü  Pool hours have been increased to 6 days a week.

ü  CAM can take your picture and have your tags ready while you wait.

Ø  For projects, can the HOA use contractors that live in our neighborhood?

ü  All contractors hired must have insurance.

Ø  What can we do about dogs not on leashes?

ü  Dogs must be on a leash in the park area.

ü  Call the Harris County Animal Control for your particular question.

Ø  Street Lights added to Woodland hills?

ü  We have a call into Reliant to find out how to acquire more and the cost.

Ø  Pedestrian traffic from Whispering Pines?

ü  Anyone having trouble please start by calling the Principle at the school and then the district if you are not satisfied.

Ø  Recycling?

ü  Our trash company sent surveys out twice and received responses by only 17 homes. We are going to invite a representative from the company to our next meeting.

Actions:

v  The Recreation Area:

Ø  A fence has been added between the park and the school behind the tennis court along with a gate next to the pool house. This is to keep foot traffic limited to the front entrance of the park only.

Ø  Lights have also been added for security for the back park area.

Ø  General maintenance to the building is underway.

Ø  Plans are underway to have a volunteer workday at the recreation area to clean up and give a makeover to the park area.

Ø  Dead trees in these areas have been removed.

v  Mosquito control has been increased.

v  Deed restrictions and illegal sign postings are being aggressively enforced.

v  Financial:

ü  We called Reliant to get a better price for the electricity for the street lights and we already have it.

ü  219 Legal notices have been sent to home owners that are past due on their maintenance fees. We are taking a very aggressive position to collect.

Existing and Future Projects:

v  Signage and Community Awareness.

v  Volunteer committees for Community Events; Work days, Newsletter, Pool Gate Keeper, Yard of the month, Deed Restrictions, etc.

v  Bulletin / Message board at the Recreation center for Community news.

v  Security Cameras

v  Construction of an entrance sign at the Will Clayton esplanade.

v  These are a just a few things active at this time.

v  More Security dedicated to the Community.

 

 

6/30/10: update

The Board has listened and reacted to your concerns. The following changes are in effect:

 

Pool tags will be available all summer long!!!!!! If you have questions on where and how to pick them up, Please call CAM @ 281-852-115

 

The tennis court lock has recently been replaced. New keys can be obtained from the COMMUNITY ASSET MANAGEMENT OFFICE. The price for the keys is $15.00 each.

 

 

                                           

We are currently working with DS Recreation to offer swim lessons to the children of our community. Dates, times, and costs will be available soon.

Are you a "stay-at-home Mom/Dad" who would like to help out in your community?? We are looking for generous volunteers to help out at the pool desk this summer. Anyone interested or in need of further information should send a EMAIL THE BOARD and one of us will gladly get back to you.

 

                                                                   

 

With the nice weather also comes the urge to do those much needed home improvement projects. Remember, that you must have ACC approval BEFORE you make any improvements/changes to your home. ACC forms can be obtained from the CAM Office or from the website.

 

Remember, the monthly Board of Director’s Meetings are held the 2nd Monday of each month at the Pool/CAM Office at 7:00 p.m. The CAM Office is located at 9802 FM 1960 Bypass, Suite 210 (across from the Black-Eyed Pea). Everyone is welcome.

SIGNS…. Garage sale or signs of any type are prohibited in our subdivision by not only our deed restrictions but also the State Litter Laws. This includes stop signs, esplanades, street light poles, or even your yard. All signs will be removed and the owners will be fined $50.00 per occurrence.

MAINTENANCE FEES…. Fees were due JANUARY 31, 2010. If you have not paid your maintenance fees, you should do so immediately. Failure to pay your fees will not only prohibit your use of the pool and tennis courts, it will cost you a lot more in the long run. Accounts not paid in full will be turned over to our attorney for collection.

 

 

PLEASE HELP KEEP OUR NEIGHBORHOOD CLEAN!!!

 

The litter along our streets and esplanades is getting out of hand.  Please refrain from throwing trash out of your vehicles or allowing debris to fly out of the back of your pick-up trucks.  Parents please ask your children to be courteous of our neighborhood and others while walking home and refrain from littering our streets.
